Great Real Estate Advice Looks Different for Every Client

One of the biggest misconceptions about real estate is that every client needs the same thing.

From the outside, buying and selling can seem fairly straightforward. Find a home. List a property. Negotiate an offer. Complete the paperwork.

In reality, no two situations are ever quite the same.

Some clients come to us knowing exactly what they want but aren’t sure how to find it. Others know they need to make a move but feel overwhelmed by the number of decisions standing between where they are today and where they want to be next.

That’s why we’ve never believed in applying the same process to every client.

Recently, two reviews reminded us of something we see every day: while every real estate journey is different, people are often looking for the same outcome. They want clarity. They want confidence. And they want someone they can trust to guide them through the process.

One client shared:

“Michelle Legaspi was an absolutely fantastic agent to work with. She helped me navigate some very specific requirements and find a great place.”

At first glance, it seems like a simple review. What stands out to us, however, are the words “very specific requirements.”

The reality is that most buyers aren’t simply looking for a certain number of bedrooms or a particular postal code. They’re balancing work schedules, family responsibilities, financial goals, future plans, commuting needs, building requirements, and countless personal preferences that don’t fit neatly into an online search filter.

Finding the right home isn’t always about seeing more properties. Often, it’s about asking better questions and taking the time to understand what matters most.

When we understand the “why” behind a client’s search, we can help them make decisions with greater confidence and avoid costly compromises that may not become obvious until after they move.

A second client’s experience looked very different.

They worked with Michelle and the WestCoast Living team to sell their Richmond apartment during 2020, a time when uncertainty seemed to be changing by the week.

As they shared in their review:

“Michelle & the WestCoast Living team were outstanding in helping us every step of the way from understanding the current market, working safely & professionally, communicating between us and all other parties involved, and completing the sale.”

What resonates most about this review isn’t the transaction itself. It’s the importance of communication during a period when many people felt uncertain about almost everything.

Markets change. Interest rates change. Buyer behaviour changes. Headlines change.

When that happens, information becomes valuable, but context becomes even more valuable.

Clients don’t just need market updates. They need help understanding what those updates mean for their specific situation, their timeline, and their goals.

Whether someone is buying a home with unique requirements or selling during a challenging market, the role of a REALTOR® is ultimately the same: to bring clarity to complexity.

That’s why our conversations rarely begin with properties.

They begin with questions.

What are you trying to accomplish?

What concerns you most?

What would a successful outcome look like for you?

The answers help us build a strategy that fits the person rather than forcing the person to fit the strategy.

After more than two decades of helping Metro Vancouver buyers and sellers navigate major life decisions, we’ve learned that people rarely remember every detail of a transaction. What they remember is how they felt during the process.

Did they feel informed?

Did they feel heard?

Did they feel supported when unexpected challenges appeared?

Those are the moments that build trust, and trust is what every successful real estate experience is built upon.

We’re grateful to both of these clients for sharing their experiences and for trusting Michelle and our team to be part of their journey. Every move comes with its own challenges, and helping people navigate those moments with greater confidence continues to be the most rewarding part of what we do.

Every real estate decision involves trade-offs. Taking time to understand your priorities before making a move often leads to better long-term outcomes.

If you’re weighing a move and want to explore your options without pressure, we’re happy to help you build a plan that fits your goals and timeline.
