Why Do All REALTORS® Charge Similar Commission but Deliver Such Different Value?

One of the most common questions homeowners ask before buying or selling is whether there’s really much difference between one REALTOR® and another. After all, if the commission structure is generally similar across the industry, shouldn’t the experience be more or less the same?

It’s a fair question, and one worth exploring.

The reality is that while commission may be similar, what happens behind the scenes can vary dramatically. The strategy, preparation, communication, negotiation, market knowledge, and level of service you receive are all shaped by the people you’ve chosen to represent you. Much like choosing a lawyer, accountant, or financial advisor, you’re not simply hiring someone to complete paperwork. You’re hiring someone to guide one of your most significant financial decisions.

Recently, one of our longtime clients shared a review that captured this idea better than we ever could.

“I have only had great experiences with the team at WestCoast Living. They have guided me as I journeyed from an apartment to townhouse and now my current home which are 3 purchases and 2 sales.

Their expertise and above and beyond attitude is unparalleled in my opinion. Especially when all realtors receive the same rate from your transaction I prefer the value add that not everyone offers. They take the time and make the investment which is why they are among the very best.

One of the things I value most is their knowledge and willingness to be realistic with me. I am paying for experience and guidance not for someone to tell me what I want to hear.

I highly recommend them as it’s hard to find better service especially when all realtors cost the same. Personally even if a realtor were to offer me a discount on the commission it’s not worth it because I would save more money in the short and long term using an experienced team like WCL.

Clearly I’m a fan hahaha, thanks WCL team for all your hard work!”

We’ve had the privilege of helping this client through five transactions over the years, from purchasing their first apartment to moving into a townhouse and eventually their current home. Watching that journey unfold has been incredibly rewarding because each move reflected a different stage of life, and each decision built upon the last.

One sentence from the review stood out to us in particular:

“I am paying for experience and guidance, not for someone to tell me what I want to hear.”

That perfectly describes what we believe clients deserve.

There are times when our advice is exciting to hear, like identifying an opportunity before everyone else notices it or negotiating favourable terms on a purchase. There are also times when our role is to slow things down, challenge assumptions, or recommend against a property that doesn’t align with a client’s goals. Those conversations aren’t always easy, but they’re often the ones that protect our clients the most.

Experience isn’t measured by how quickly someone encourages you to write an offer or put your home on the market. It’s measured by knowing when patience creates a better outcome than urgency.

Value also extends well beyond negotiations.

Before a property is listed, there’s market research, pricing analysis, preparation, staging recommendations, photography, marketing strategy, and countless small details that influence a buyer’s first impression. During negotiations, there are decisions around timing, conditions, communication, and understanding what motivates the other party. After subjects are removed, there’s still a long list of responsibilities that continue until completion day and beyond.

Much of that work happens quietly in the background. Clients don’t always see every phone call, every conversation, every schedule adjustment, or every problem solved before it becomes their problem. That’s exactly how we want it. Our goal is to make a complex process feel organized, supported, and far less stressful than it might otherwise be.

One of the greatest compliments we receive isn’t that someone had a successful transaction. It’s that they return when life changes again.

Over the years, many of our clients have trusted us through first homes, growing families, downsizing, investment purchases, and everything in between. Those long-term relationships remind us that our role isn’t simply to help someone buy or sell one property. It’s to become a trusted advisor they can rely on whenever a new chapter begins.

To our wonderful client, thank you for trusting WestCoast Living through five important milestones and for sharing such a thoughtful review. Your confidence in our team means more than you know, and we’re grateful to have been part of your journey from your very first apartment to the home you enjoy today.

If you’re interviewing REALTORS®, don’t be afraid to ask deeper questions than simply, “What do you charge?” Ask how they communicate. Ask about their process. Ask how they prepare a home for market, negotiate on your behalf, and support you after the sale. The answers to those questions often reveal the value you’ll remember long after the commission has been forgotten.
