That may sound simple, but it’s often where the most important conversations begin. A wish list isn’t just a collection of features. It’s a reflection of how someone wants to live, what compromises they’re willing to make, and which ones they’ll regret making later.
Over the years, we’ve found that buyers who take the time to define their priorities before they start touring homes tend to make more confident decisions. They spend less time chasing listings that don’t truly fit and more time recognizing the right opportunity when it appears.
Recently, one of our Coquitlam buyers shared this thoughtful review after purchasing their home:

What made this search memorable wasn’t simply the home they purchased. It was how clear they were about what they wanted before we ever stepped through the first front door.
Their list looked something like this:
- Three bedrooms.

- At minimum, a townhouse with private outdoor space for gardening.

- Reasonable monthly strata fees.

Beyond that were preferences like an open-concept kitchen, proximity to the Expo Line or West Coast Express, a garage, high ceilings, and mountain views.
They also knew what they didn’t want: busy streets, noisy surroundings, unsafe neighbourhoods, or homes backing onto green spaces that compromised privacy.
It was a detailed list, and that’s exactly what made it so useful.
A common misconception among buyers is that having too many requirements will make the search impossible. In reality, a thoughtful wish list helps create focus. It allows us to evaluate each property against the lifestyle our clients are trying to build instead of getting distracted by beautiful finishes or features that don’t solve their everyday needs.
Of course, every buyer eventually faces decisions about compromise. The key is knowing which compromises are acceptable and which ones will become frustrations a year after moving in. That’s where local knowledge becomes invaluable.
Coquitlam is a diverse community, and every neighbourhood offers something a little different. Commute times, housing styles, school catchments, future development, parks, and transit access can change dramatically from one area to another. Understanding those differences helps buyers spend their time looking where they’re most likely to succeed instead of starting from scratch with every new listing.
