Buying or selling a home is emotional by nature.
It’s easy to become attached to a property after a single showing or to believe your home should sell for more because of the memories you’ve built there. When so much is at stake financially and personally, most people naturally hope their REALTOR® will validate their thinking.
But that’s not always what serves clients best.
One of the responsibilities we take most seriously at WestCoast Living is providing honest advice, even when it’s difficult to hear. We believe our clients hire us for our experience, our perspective, and our willingness to have conversations that protect them from making costly decisions. Sometimes that means delivering exciting news. Other times, it means recommending patience, adjusting expectations, or suggesting that the best decision is to walk away.
Recently, one of our longtime clients shared a review that reminded us why those conversations matter.
“One of the things I value most is their knowledge and willingness to be realistic with me. I am paying for experience and guidance, not for someone to tell me what I want to hear.”
We’ve had the privilege of helping this client through five different transactions over the years, beginning with an apartment, then a townhouse, and eventually their current home. Looking back, there wasn’t one defining moment that built trust. It was the consistency of the advice they received at every stage, even when the recommendation wasn’t necessarily the easiest path forward.
That’s something we think about often.
Real estate isn’t simply about opening doors or writing contracts. It’s about helping people make decisions that they’ll still feel good about years later.
Sometimes that means advising a buyer not to stretch beyond a comfortable budget simply because they were approved for a larger mortgage. Other times, it means explaining why a home with beautiful finishes may not be the right investment because of its location, layout, strata history, or long-term resale potential. For sellers, it can mean having honest conversations about pricing, presentation, or timing rather than simply promising the highest number to secure a listing.
Those discussions aren’t always easy, but they’re often the most valuable.
We’ve learned that there are two very different approaches to giving advice.
One approach focuses on making clients feel good in the moment.
The other focuses on helping clients make good decisions that they’ll still appreciate years from now.
We strive for the second.
That philosophy isn’t about being overly cautious or saying “no” more often. It’s about giving clients the information they need to make informed decisions with confidence. Sometimes we’ll encourage clients to move quickly because the opportunity is right. Sometimes we’ll recommend waiting because the property, pricing, or timing doesn’t align with their long-term goals.
Every recommendation begins with the same question:
“If this were a close friend or family member, what advice would we give?”
The answer doesn’t change based on whether a transaction happens today, next month, or next year.
One of the greatest privileges of working in a referral-based business is that we often have the opportunity to guide clients through multiple chapters of their lives. We celebrate first homes, growing families, investment purchases, downsizing, and retirement. Those relationships aren’t built by always saying “yes.” They’re built by earning trust one honest conversation at a time.
