Buying a Condo in Brentwood: Look Beyond the Suite

When you’re buying a condo in Brentwood, it’s easy to fall in love with what you see first: floor-to-ceiling windows, a beautiful kitchen, air conditioning, a great view, or impressive amenities. Those features absolutely matter, but when you’re making one of the largest purchases of your life, the more important questions often aren’t visible during a showing.

What are you actually buying into?

Understanding the building, the strata, the neighbourhood, the comparable sales, and the property’s potential limitations is just as important as deciding whether you like the home itself. That’s why we believe a buyer should leave a showing with more than an impression. They should have the information they need to make a thoughtful decision.

A recent client who purchased at ESCALA in Burnaby’s Brentwood Park neighbourhood shared this five-star review:

“I am truly impressed by the team! Jessica and Michelle are very knowledgeable and go above and beyond to ensure you get all the information you need to make the right choice for the biggest purchase of your life! The whole team is very dedicated and puts the client first. Besides their professionalism, the whole team is very approachable and pleasant to work with. I would recommend WestCoast Living to anyone looking to buy a home – they are simply the best!”

The words that stand out most to us are “all the information you need to make the right choice.”

That’s exactly where we believe good buyer representation earns its value.

A Great Condo Is More Than a Great Floor Plan

ESCALA offered many of the features our buyer was looking for. The one-bedroom and den home had air conditioning, high ceilings, floor-to-ceiling windows, an open kitchen with a gas cooktop, and access to an extensive collection of building amenities, including an indoor pool, fitness facilities, lounges, a theatre, sauna, steam room, and concierge.

The location added another layer. Brentwood Park has become one of Burnaby’s most recognizable urban communities, with Gilmore and Brentwood Town Centre SkyTrain stations, shopping, restaurants, groceries, services, and everyday conveniences all nearby.

On paper, there was plenty to like.

Our responsibility was to help the buyer look beyond that first impression and determine whether the property also made sense when we examined the details.

With any condo purchase, that means understanding the strata documents and financial information available during due diligence, considering upcoming maintenance and potential expenses, reviewing comparable properties, and looking carefully at anything that could affect ownership or future resale. Amenities deserve attention too. A spectacular pool and spa may add lifestyle value, but buyers should also understand that extensive common facilities require ongoing operation and maintenance.

The goal isn’t to find reasons not to buy. It’s to reduce the number of surprises after you do.

Knowing What to Pay Matters Too

The home was listed at $699,900, but a good property doesn’t automatically mean paying the asking price is the right decision.

After considering the property and market context, our client purchased the home for $692,100, or $7,800 below the asking price.

That difference wasn’t the defining success of the purchase, and negotiating below list price doesn’t necessarily mean someone received a bargain. Asking price is a marketing decision, while market value depends on what comparable properties and current conditions support.

What mattered was that our client could make an informed offer with a clear understanding of what they were purchasing and why the price made sense for them.

That’s a much healthier way to approach negotiations than becoming focused solely on “winning” a property.

Why Brentwood Continues to Appeal to Condo Buyers

For buyers considering a condo in Burnaby, Brentwood offers an interesting combination of newer high-rise living and strong access to transit and everyday amenities. The neighbourhood can work particularly well for buyers who value convenience and want much of their daily life within a relatively compact area.

But even within Brentwood, buildings can be very different.

Strata fees, amenities, construction, layouts, parking, storage, bylaws, financial planning, and location within the neighbourhood all deserve consideration. Two condos only a few blocks apart can provide very different ownership experiences, which is why we don’t believe buyers should choose a building based on finishes or amenities alone.

A beautiful lobby may get your attention. The details should earn your confidence.

Information Creates Confidence

Buying a home comes with enough emotion already. Our job isn’t to add pressure to the decision or tell someone what they should want. It’s to investigate, explain what we’re seeing, identify questions worth asking, and give our clients the context they need to decide what feels right for them.

Sometimes the information confirms that we’ve found an excellent fit. Sometimes it gives us a reason to keep looking.

Both are successful outcomes.

To our wonderful client, thank you for trusting Jessica, Michelle, and the WestCoast Living team with such an important purchase. We’re grateful that what you remembered most wasn’t simply finding the home, but feeling informed and supported while making the decision.

If you’re considering buying a condo in Brentwood or elsewhere in Burnaby, enjoy the beautiful kitchens, views, and amenities when you’re touring. Just make sure someone is helping you investigate everything you can’t see as carefully as everything you can.
