Buying a home can feel like a series of questions you’re somehow supposed to already know the answers to.
How much can I actually afford? How much do I need for a down payment? What other costs should I plan for? If I already own, should I sell first or buy first? And how do I make sure I’m not overlooking something important?
That’s exactly why Michelle Legaspi and Zahra Damjanovic of WestCoast Living are hosting Making Your Move: Home Buying 101, a free, in-person workshop designed to make the home-buying process feel clearer and more manageable.
Tuesday, October 6, 2026
6:30–7:30 PM
3195 Oak Street, Vancouver
Registration and light refreshments begin at 6:15 PM. Free parking is available.
More Than Just “How to Buy a Home”
This isn’t only for someone preparing to purchase their first property.
The workshop is designed for people at different stages of the homeownership journey, including those considering their first purchase and existing homeowners trying to figure out how to make their next move.
For first-time buyers, the conversation will cover practical questions including:
- How the mortgage stress test and pre-approval process work
- Ways the FHSA, RRSP Home Buyers’ Plan and family gifts may contribute toward a down payment
- First-time buyer programs and exemptions you may qualify for
- What to look for when reviewing strata documents, including special levies
- Closing costs such as legal fees, inspections, insurance and adjustments
For homeowners considering a move to a larger or different property, Michelle and Zahra will also discuss the decisions that become more complicated when you already own a home.
That includes whether to buy first or sell first, how existing equity can factor into the next purchase, mortgage porting and bridge financing, and how a subject-to-sale offer works.
The Goal Is a Clearer Next Step
You don’t need to arrive ready to buy.
In fact, one of the most useful times to start learning is before you feel ready.
Understanding your financing, timing and options early gives you room to make decisions without trying to learn everything while also writing an offer or preparing your current home for sale.
Our approach at WestCoast Living is to educate first and help people understand their options rather than create unnecessary pressure. Transparency, specificity and honest discussion of tradeoffs are central to how we communicate with buyers.
The workshop will finish with an open Q&A, so bring the questions you’ve been Googling, asking friends about, or quietly wondering whether you should already know the answer to.
Chances are, someone else in the room is wondering the same thing.
